What is the Bright MLS | T3 Home Demand Index?
The Bright MLS | T3 Home Demand Index measures and tracks consumer and real estate professional behavior related to shopping for real estate.
The Bright MLS | T3 Home Demand index utilizes a score that incorporates data on pre-sale activities, such as views of homes online and in-person showings of homes, across different geographies and types of homes in a local residential real estate market. Based on index scores, home buying demand activity is categorized along a five-level rating scale from Limited demand to High demand.
Most importantly, the index identifies demand for homes at the metropolitan and ZIP code level with the ability to make comparisons across geographic areas and market segments. This unique market analysis tool allows professionals and consumers to confidently track local market trends while also empowering better decision making.

Traditional Home Indices tracks residential real estate prices, focusing on the value of residential real estate nationally or regionally by indexing the pending/sales of homes in a market.
The Bright MLS | T3 Home Demand Index measures real estate professional and consumer activity in the market before home sales occur, allowing the homeowner, potential buyers, and other market participants to understand the current real estate activity in the market and to make better real estate decisions.
As real estate activity is specific to geographies and housing types, the index is calculated for overall geographic markets, zip codes, and specific housing types within a geographic area.
